Silverburn is a modern, high-quality shopping centre that originally opened in 2007 and currently consists of 125 groceries, retail and leisure units including Next, Marks & Spencer and TK Maxx. The leisure extension, which was completed in 2015, added a 14-screen Cineworld and 11 restaurant units including Pizza Express, Five Guys and TGI Fridays. The centre sits on a 67-acre freehold site, which also includes 4,500 car parking spaces and the largest Tesco in Scotland, under a long leasehold interest.
Silverburn is a Top 25 UK shopping centre located in South West Glasgow, a wealthy suburb of the UK’s fifth largest city, Glasgow. As the city’s newest and highest quality shopping centre, Silverburn has a wide and affluent catchment area of c. 1.9 million people, 80% of which are within a 21 minute drive.
The centre also benefits from strong transport links, with a major bus terminal located on site, and has historically generated consistently high footfall of 15 million.
In December 2021 Henderson Park, the European private equity real estate firm headquartered in London, announced that it has exchanged contracts for the acquisition of Silverburn. This acquisition has been undertaken alongside Eurofund Group, which acts as Henderson Park’s operating partner.
Footfall partner
Silverburn recently went to market for a new footfall system and data partner. It had a well-established and long used footfall system and the main concern was to find a partner that had experience in seamless platform migration, data alignment, project management and data reporting development.
PFM Footfall Intelligence was chosen to become the new footfall system and data analytics partner and the solution was a full refresh of the footfall counting technology, the ingestion and transition of the full historic footfall data, real-time data reporting platform with live centre occupancy and full ongoing support solution.

PFM’s real time data solution delivered via their Advantage analytics platform provides dependable and accurate data for the Silverburn management. After the new technology was installed and tested the count accuracy was over 99.5% accurate and the centre experienced a 10% increase of footfall reported figures.
